These Terms & Conditions govern use of www.smokymtnlodging.com and direct reservations with Smoky MTN Lodging.

Reservations

Reservations are subject to availability and are not confirmed until required payment has been received and confirmation has been issued.

The primary booking guest must be at least 25 years old and must personally stay at the property for the duration of the reservation.

Payments & Cancellation

Prices, taxes, cleaning fees, and other applicable charges will be disclosed before booking.

Unless otherwise stated at booking, direct reservations require 50% payment at booking and the remaining balance at check-in.

The cancellation policy displayed during booking applies to the reservation. Guests should review the applicable cancellation terms before completing payment.

Rental Agreement & House Rules

Guests may be required to complete an online check-in form and electronically sign our Short-Term Rental Agreement before arrival.

All guests must comply with the occupancy limits, house rules, safety requirements, and other policies disclosed during booking and in the Rental Agreement.

Security Authorization & Damages

Where disclosed during booking, a refundable $1,500 credit-card pre-authorization may be required. Guests remain responsible for documented damage, missing items, excessive cleaning, or other amounts properly due under the Rental Agreement.

Website Information

We make reasonable efforts to keep property descriptions, photos, pricing, availability, and other information accurate. Amenities, furnishings, and other details may occasionally change.

Third-Party Services

Payments, website hosting, reservation management, and other services may be provided through third-party providers. Their separate terms and privacy policies may also apply.

Privacy

Use of this website is also subject to our Privacy Policy.

Governing Terms

For confirmed reservations, the Short-Term Rental Agreement, reservation confirmation, cancellation policy, and applicable house rules govern the stay. If there is a conflict between this website page and the signed Rental Agreement, the Rental Agreement controls.
